The Ranches Basement finish project included finishing 1,750 square feet and turning in the space into a great family setup. Horizon did the design and construction all in-house. The client wanted flexibility in being able to use the space down the road as a possible basement rental, so we were able to help include options that would make it easy to convert it to that purpose later. Duct work presented it’s challenges, but we were able to add some additional drop framing features to help give the space a more custom feel.
The space included adding 3 bedrooms, a full bathroom, storage areas, kitchenette, office, and a massive Family Room area perfect for hosting large events, family gatherings, or movie nights for the teen kids. The family room was pre-wired and set up for a theater system including a projector, 7.2 surround sound, and conduit raceways to a sound control area. The family room was kept large enough to leave room for a TV area, ping pong area, and a separate area for a table for board games.
We designed the area so that if they decided to turn the basement into a rental later, they could decide to rent out the entire basement, or section part of it off to allow the client to still be able to use a couple bedrooms as their own guest rooms. The entire ceiling in the basement has two layers of sound deadening insulation for rental purposes.
